Tax Depreciation Is More Important Than Ever

The Basics

What is tax depreciation?

A tax deduction for the wear and tear of an income-producing property.
A tailored schedule identifies the deductions available for your property.

What Type of Property Do You Own?

The essentials

Turning wear and tear into tax advantages

A tax depreciation schedule identifies deductions that may be available for an income-producing property.

Your schedule records eligible building, improvements and asset costs for your accountant to use at tax time.

The same living area after years of wear and tear in an income-producing property
Current well-maintained living area in an income-producing property
Current
Over Time
Eligible building components and assets decline in value as they age, which is why wear and tear can support tax depreciation deductions.

Every time tenants walk across the carpet, use the appliances or operate the air conditioning, those assets experience wear and tear. The building itself also ages over time. Tax depreciation recognises this decline in value.

Understanding your deductions

What can be claimed?

Potential deductions generally fall into two categories.

Capital Works

The building and improvements

  • The original building structure
  • Extensions and additions
  • Kitchens and bathrooms
  • Built-in cupboards and joinery
  • Driveways, retaining walls and fencing
  • Renovations completed by current or previous owners

Plant and Equipment

Fixtures, fittings and equipment

  • Air-conditioning systems
  • Hot-water systems
  • Eligible appliances
  • Carpets
  • Blinds and curtains
  • Eligible furniture and removable assets

The deductions available depend on the property, its construction history, ownership circumstances and applicable tax legislation.

An important distinction

Depreciation Is Based on Construction Cost — not Purchase Price

The amount paid for a property is not the amount used to calculate building depreciation. The calculation is based on the eligible construction cost of the building and qualifying improvements.
When original construction costs are unavailable, a qualified Quantity Surveyor can estimate those costs for depreciation purposes.
This is particularly important for apartments, large unit developments, townhouses and older properties, where complete original construction information is often unavailable.

Your Property May Hold More Deductions Than You Realise

Valuable deductions are not limited to brand-new properties.

Older properties

Age Is Not a Barrier to Valuable Deductions

A property does not need to be brand new to attract valuable depreciation deductions. Some construction and renovation costs may qualify for deductions, depending on when the work was completed.

Our Quantity Surveyors inspect the property to identify eligible work and estimate its value in line with ATO requirements, helping you claim the deductions available.

Renovated kitchen and interior improvements by previous owners

Previous-owner renovations

Own a Renovated Property?

Previous owners’ renovations can be a valuable source of depreciation deductions. You don’t need to know what they spent. Eligibility depends on when the renovation was completed.

As part of our service, a Quantity Surveyor identifies eligible renovations, estimates their construction costs and includes the available deductions in your schedule.

Don’t rule your property out before we have looked at it.
